1. How many home sites are in phase 1?
We have 20 single family home lots in phase 1. Additionally, we have 40 townhomes being built in phase 1.
2. How many phases of Red Valley Heights will there be?
Currently we have plans to build out 3 phases.
3. Do you have to use an in-house builder?
No you may use your own builder, we do have a local builder we highly recommend.
4. Is there an HOA?
There is not an HOA.
5. Are there CC&R’s?
Yes, there are CC&R’s.
6. How are CC&R’s enforced without an HOA?
It will be up to other owners in the development to enforce the CC&R’s.
7. Why do you not allow nightly rentals?
Many will live in their homes year round and do not want nightly renters coming and going. We do allow 30 + night rentals.
They do not have to stay all 30 days, but the property can only be turned once in 30 days.
8. Are the utilities stubbed to the front of the lots?
Power, water, sewer and fiber optics for fast internet are all stubbed at the front of the lot. Orderville is on propane and tanks must be buried by the builder.
9. What is the anticipated base cost to build per square foot?
The going rate in Orderville currently is approximately $150.00 but it can always change.
10. What is the base price for the Townhomes?
$299K
11. Is there secondary or irrigation water?
No, only culinary.
12. Are there hookup fees?
There will be a water hook-up fee of $4K Sewer and the Sewer hook-up fee is $150.00 and Garkane is dependent on distance and length of service.
13. Are outbuildings allowed?
This needs to be approved by the ARC, but is possible.
14. What are the estimated property taxes per year on the lot?
Approximately $300
15. Required setbacks?
25 feet in the front, 10 feet in the back and on the sides.
16. Where will people park to hike Red Hollow?
There will be a separate parking area for the hikers. They will not be allowed to park on the street or in front of houses
